Concentrate on Nine Elms – The largest regeneration area in Central London

The Nine Elms district of London is one of the largest regeneration zones in the UK, so it’s no surprise that buyers and investors are flocking to it. We look at the advantages of living and investing in Nine Elms.

Nine Elms is located on the south bank of the River Thames in Central London, between Battersea and Vauxhall and falls under the borough of Wandsworth. It spans 195 hectares and looks over the river to Chelsea on the other side.

The regeneration project has effectively changed this region from a primarily industrial site with the former Battersea Power Station, several commercial buildings, and railway crossings into an upmarket, fashionable, and popular riverside residential and business hub.

According to the Land Register, home values in the Borough have risen by 56% in just the last decade. The majority of property transactions in the recent year have been flats, and there is always a high demand for rental apartments in complexes like Embassy Gardens, which has a sky pool, with available rentals being snatched up quickly. Nine Elms checks all the boxes for investors looking for capital development and excellent rental yields, as well as tenants looking to reside in the centre of this vibrant community.

Supremely well-connected

In terms of transportation and accessibility, Nine Elms is well located, with excellent connections to downtown London, the rest of the South Bank, and the West End. It is in Zone 1 and has a direct connection to Waterloo station, and the Northern Line has been extended to include tube stations at both Nine Elms and Battersea Power Station. Vauxhall Tube and a National Rail Station are just a short walk away, so you can go to Victoria, St Pancras, or Clapham Junction in minutes.

Thanks to its Thames riverbank location, it is well served by the Thames Clippers river bus, which runs every 20 minutes from Battersea Power Station, as well as good bus links and a network of walkways, cycling lanes, and green areas for cyclists and pedestrians.

The commercial core in this great central London location is home to leading enterprises such as Apple HQ at Battersea Power Station, the US Embassy, Dorling Kindersley, and Penguin Random House at One Embassy Gardens, with many more leading businesses on the horizon. It also comprises the New Covent Garden Market, one of London’s most famous fruit and vegetable marketplaces.

A Refined way of living

The historic Grade II listed Battersea Power Station has recently reopened as a cutting-edge place to shop, eat, drink, live, and play. The 19th-century structure has been painstakingly refurbished to accommodate residential housing, office space, restaurants, gyms, stores, and cafes, and it is proving to be a community favourite.

Nine Elms has a wide range of quality pubs and restaurants to suit all tastes and types. The Alchemist gives classic cuisine with a twist and skillfully made cocktails, the Battersea Barge serves drinks on its top deck with fantastic river views, and Duchess Belle provides a pleasant pub environment. Linnaean is a plant-based restaurant, whereas The Nine Elms Tavern serves dishes produced with fresh seasonal ingredients. Darby’s is a New York-inspired oyster bar, bakery, and grill, Oxeye is owned by a Masterchef champion, and Brunswick House, a modern British restaurant in a Georgian townhouse, serves breakfast, lunch, and dinner.

Abercrombie & Fitch, Adidas, Aesop, Boom Cycle, Calvin Klein, Gant, Hackett, Jo Malone, Jigsaw, Kiehl’s, L’Occitane, Mulberry, Nike, Penhaligon’s, Ralph Lauren, Reiss, Superdry, and Zara are among the prominent brands and popular shops at Battersea Power Station alone, with more to come in 2023.

There are numerous well-regarded schools in the neighbourhood for families. Newton Preparatory School, located near Battersea Park tube station, caters to children aged 3 to 13, whereas Vauxhall Primary, Chesterton Primary, Griffin Primary, and St George’s C of E Primary School all serve children aged 3 to 11. Mace Montessori Wandsworth is also nearby, offering a preschool day nursery and childcare services. A new primary school and nursery at Nine Elms is scheduled to open in September 2026.

With new businesses, shops, and restaurants springing up all the time, Nine Elms has evolved into a lively, fashionable, and upmarket neighbourhood in which to live, work, and invest, and a prime example of a successful London redevelopment project.
